difference
In the current marketplace, it is important to understand
the nature of product available. Who does what?

Little Rock is a private finance packager.
·
It is not a web-based, somewhat anonymous entity
where one size fits all. In fact, we pride ourselves on being “boutique”.
·
Personal contact and full disclosure by
an Introducer or applicant is the keynote to our process so that we
can fully understand what we are being asked to do and may respond accordingly.
·
TOO OFTEN, Introducers or applicants
advise only what they believe is what we should hear, but leave out pertinent
information which can cause significant delay or withdrawal from a proposal,
when full disclosure from the outset would have allowed a full and diligent
assessment.

We have a “low-key” approach. We will not talk
ourselves up, though we do have extensive experience in private lending.

We do not make the final decisions, but
will prepare and provide researched submissions based on our experience and
material provided to us.
·
This allows private lenders to make informed
decisions.
·
We do have genuine private lenders
(and not quasi-institutional ones) with funds presently available to consider
sensible first mortgage proposals.
·
We understand that there is always a
“back-story” as to why good quality borrowers may require private bridging
finance pending sale or refinance of a security property, and it is our job to
understand the circumstances and convey them credibly.

We do not deal with private lenders who are
prepared to consider development/construction loan, specialised or remote
security properties, or land (in general)
