Put bluntly,
I have significant sums of private first mortgage funding available for
quality transactions and insufficient deals to provide my private lenders. I carry
out due diligence and manage the loans.
I stress the word “quality” – please, especially if it’s the first time
we’ve worked together - don’t ask me about something that you know is unlikely
to have “legs” in the private market)
You know the drill regarding LVR (maximum 70% residential and 65%
commercial – but let’s not automatically jump to the maximum), location, nature
of security, exit strategy, rural loans (no thanks), constructions loans (it
would need to be a cracker!) - it’s a matrix of these factors that determines
pricing, due diligence requirements and lead time to settlement.
The quality of information provided by you is the remaining determinant.
The better the presentation, the faster it will happen.
$300,000 - $3,000,000 per security (so substantially larger loans where
there are multiple securities)

So what’s my point of difference if the criteria are the same?
• Capacity to perform in terms
of funds available, and experience. Each proposal is a blank canvass. If I
haven’t experienced it, it doesn’t exist! I introduced non-institutional
lending into Queensland in 1984 (or if I didn’t, I’ll stand corrected if you
tell me who did) after having been the State Manager of a finance company.
• Direct access – there is
only me to talk to.
• No valuations generally
required for residential properties where the applicant's claimed value accords
with CMV as discussed with local Real Estate Agents).
