NON-CODE LOANS (and verifiably so)
In addition to our standard larger parcels for conservatively geared quality assets, usually up to $3.00 M maximum for an individual property, or possibly up to $10.00 M for aggregated strata or separately titled properties where the loans can be broken into several different lots, and our standard smaller parcels, from say $0.30 M to $0.50 M, at generally within the usual private pricing range, we have access to specific parcels currently available -
1. Registered FIRST mortgages - $0.30 M to $0.80 M, ranging from 10% per annum. We would describe asset quality and gearing required as "platinum", and Introducers should take careful note of that requirement. In other words, there has to be a very specific "back story" and exit strategy. No land. No subdivisions. Mainstream locations etc.
2. Registered SECOND mortgages - $0.10 M to $0.50 M. Lower end of the second mortgage pricing range - say 2% per month. Short term. Exit strategy is also vital.
