We still have our blogs, but have decided to join the 21st century. Be merciful. I built it. I’m no IT expert, but I think it does the job. I hope you do too.
I’d appreciate it, and you might understand a little more about what I do; what you may expect from me and vice versa.
I have also undertaken a mutual cross-promotion initiative. "Improve Business", "Improve Life"
From this we can all benefit if you’re of a mind too. You are probably aware that I do not deal directly with borrowers, relying on your professional expertise, analysis (prior to submitting to me to save each other a lot of time) and provision of evidence and explanation. If I don’t “get” a deal in the first 30 seconds, then it’s probably not a deal for me anyway. From the outset, I accept what you say as being, as the current saying goes, “Church”. Capable of evidenciary support if it’s not already present. The more of that evidence, and the more detailed the written explanations at the outset, the more the tone is set for a successful outcome.
I mention this for two reasons. It is the cornerstone of a mutually successful relationship. Secondly, for the purposes of cross promotion, I have begun a programme called “Improve Business”, “Improve Life”, the beginnings of which you will see on the new website. We are all linked and should be helping each other by directing traffic to each other’s website.
Even in its infancy, this process has worked well to date.
This cross-promotional support also benefits those not in finance - eg Accountants, Solicitors, Financial Planners, Private Investors (Lenders) and just about any other provider of commercial goods and services .
As I’ve said previously, we are all connected, and use of the Interwebs can benefit us all. Let’s help each other. Not really a new concept is it? It’s just that very few do it any more! 
It has not been attempted before to any scale. There will be more and more “Improve Business”, “Improve Life” updates with time, and my reasoning is explained under those tabs on the website.
To achieve this, I am prepared to promote your business by linking to your website under the “Improve Business” tab. When I do I send out a promotion via Linkedin, where I have a significant following, Facebook, Google+, Twitter and the blogs under my control. In return, I ask that you also link back to my website. The fact that the link even exists is a plus for SEO purposes. If it is used, so much the better, and I also undertake to visit your website at least twice per week, asking the same in return. It’s simple and takes a couple of moments.
Search Engines love it!
As I do not deal with borrowers directly, I would of course enquire as to the source of referral, should one contact me directly through your site. They would be referred straight back. My role is to prepare due diligence and final submission for my tight-knit group of private investors; raise capital; oversee settlement; manage loans (including default recovery) and discharge. I also rely on your assistance as appropriate in these areas. I have no interest nor time to liaise with borrowers. That’s your job. In this way, we all benefit. So for those who are interested in taking a pro-active interweb marketing approach, you should talk to me.
I will insist on a Confidentiality Agreement regarding my private investors. After all of my years in this business, I have lately been let down in that regard.
As to current opportunities, I have far more funds than acceptable deals … there are plenty of proposals, but few that I consider worthy. But it cannot hurt to talk. If I do not think there is a deal with completion potential, I will tell you, based simply on what you advise. It’s then up to you to prove it up in your proposal.

OH, AND BY THE WAY, THERE WILL SOON BE AN UPDATE ENTITLE – “NOW HERE’S A FIRST, WE CAN DO A SECOND!”
Though I’ve shied away from them for all of these years, I now have a reliable and realistic professional private (not institutional) investor who is prepared to consider a well put together second mortgage proposal where each of the parties will benefit – and that, by te way, is the key to my approach for all things … if everyone benefits, then it’s probably a deal. If a borrower is trying to shift the risk to the lender but retaining all of the potential benefit, then it’s probably not.
