Along with real estate markets on the Eastern

private lenders (who may, for a variety of reasons, not be in a
position to directly fund a transaction which they think is worthwhile –
development funding, location, temporary lack of funds)

It goes without saying that in providing such a
range of product, our loan pricing is “deal specific”,
and is entirely dependent on loan amount, nature of the loan (development or
otherwise), urgency (I can settle in 5 days without external valuation in
certain circumstances), location, gearing and any other factors which identify
a proposal as having a logical home in the private arena.
In responding to current demand, over the past 12
months I have used my extensive 40 years of experience in mortgage industry to
create a one stop marketplace to serve the needs of my introducing finance brokers
and referring private lenders. As a general rule, I prefer not to deal directly
with borrowers.
I know a deal when I hear one, and equally
importantly, immediately recognise an unsuitable proposal. It only takes a
phone call to find out.
In re-engineering PMCS, I have created Loanboox -
a simple, yet deceptively powerful, linked “Excel” and “Word” based loan
processing and management package especially created with home office or medium
scale private lenders in mind. Loanboox has allowed me to
scale PMCS operations while still operating on my own. Current private lending
activity is buoyant and requires responsive systems. I expect to be
offering Loanboox to my lending/investing associates in the
near future. It is readily adaptable and does not require the services of
outside IT consultants or former institutional operators lacking direct
experience in private lending.
